Trinity Street in Shasta Lake City boasts some very beautiful homes. This could be another.
Could be, but it will take some effort. The payoff will be big, though. This is a lot of house for the money. Representing the interests of the bank/seller is foreclosure listing agent Freddie Martin of Windermere NorCal Properties. She writes:

Never miss a chance to include the word “sewage” in a home sales description. Hm, wonder why it didn’t sell? Anyway, you can buy it now for less.

A $760,500 discount! Where else can you get a home for 3/4 Million Dollars off?

Hey, who left the big rocks on the deck?

No picture of the kitchen? Nope. It’s listed as a 1996 built 3,358 sqft 4/2.5 on about 3.5 acres. We can see it has a pool with some big rocks to jump off. Representing the seller’s interests is Reciprocal Agent from Reciprocal Office. He/She writes of it:

“This stunning home offers 4 bedrooms and 2.5 baths, including a spectacular master suite. Totally private 3.52 acre home site with a yard and pool.”

Stunning, then. We also like the description from the prior $1,175,000 listing:

“1 of the BEST streets on the Westside in Grant school district. Custom showplace w/a Classic yet contemporary approach. The Great room has 11 Ft flat ceilings supported by 4 fluted columns! Cherry wood cabinets by Shasta thru-out. Marble tile & granite of course. Split plan w/up stairs 4th bedroom could be in-law set-up, huge vaulted ceiling! City lights view, privacy pool; immaculate ground”

“Immaculate ground” sounds almost religious somehow. No mention of pearly gates, but you can probably get some installed, and get past them every day. Care to see it?

Here’s an interesting take on why the pace of foreclosures has slowed down, as reported in yesterday’s newspaper. Who is right? We only know we got a call a few days ago from a guy wondering what his local home was worth, and letting us know he hadn’t made a payment in 2 years. Instead, he was collecting rent from it, and living in the Bay Area, where he could find work in construction. We wonder how common that scenario may be. He said he hadn’t heard a thing from his mortgage lender about missing those payments for 2 years. Shh.

Here’s a bank owned Ranch Style home on an acre just east of Redding School of the Arts.

Another few steps and you would actually be inside.

Oh, “that” horse. Not the other one, though. We found a prior listing of this rural Shasta County home from 2001 that shows a one car garage, so it would appear to have been expanded since then.

Only 90 foreclosed homes for sale today in our MLS. The lowest number in years, maybe. Perhaps confirmation of the fact reported in our local paper today that local foreclosures are down for the 6th straight month. Have we seen the bottom?

Or, so it said in the prior listing, a failed short sale. The current listing as a HUD foreclosure doesn’t say anything about the creek, but the parcel map makes it appear so. This big REO home seems to have last sold for $210K, almost a decade ago. Get it for less now.
Looks like the kitchen was stripped. Hey, remember seeing the prosecution for that property crime in the news?
Neither do we.
Little matter, apparently. Of the many hundreds of stripped REO properties we’ve seen and chronicled at FDotD since 2009, we can remember only one prosecution. Perhaps the largest un-prosecuted and unreported crime wave in the history of Shasta County. We implicate no individual or organization by this undeniable factual statement. But somebody took the fixtures out of this house located on a fairly busy and visible street. And from yesterday’s FDotD. And the day before that, and the day before that, ad nauseam. Property crimes for which we all pay, in the end, one way or another. Nobody seems to care.

But we digress.

Without a kitchen and possibly some other necessities of life, this big home on this big lot will be more difficult to finance. A FHA 203k loan might work, which is a loan backed by the federal government, ahem. We can help you explore that prospect. Here’s a HUD home in lovely Westwood Manor. At $78 per sqft, it’s a comp the neighbors may not enjoy.

Of the 17 homes that have sold in Westwood Manor over the last 12 months according to the Shasta MLS , the average price was $96 per sqft. So why price this one so far below average? Because they can. They being HUD, of course. Not only will they dictate what price this will sell, but they will also select the preferred buyer using their very opaque bidding system. This is from their documentation:
“Properties that are listed as IN and IE are available exclusively for owner occupant, nonprofit and government agency bidders for the first 30 days on the market. Please note the initial bid review is on the 11th day of listing. All bids received during the first 10 days are opened and reviewed simultaneously on the 11th day. If no acceptable offers are received, bids are reviewed on a daily basis (Monday – Friday) until the exclusive 30 day owner occupant period expires. Properties are then available for all bidders, with bids reviewed daily (Monday – Friday).”
So the free market forces that might otherwise set pricing using supply and demand are nowhere found. Instead, the not very invisible hand of the government sets pricing, and thus comps used as valuations for all the neighboring properties. Howdy neighbor! The government may have just lowered the price on your house to below average. Sorry, but they have a social engineering agenda, and your individual interests are not a factor, evidently. Representing their interests in this sale is foreclosure listing agent Sandy Kight of Banner Real Estate. She writes:

“White fence and brick accents welcome you to this inviting home in established neighborhood. Gas-light fireplace on brick wall in family room. Ceramic tile updates in breakfast bar and bathrooms. Laminate floors in kitchen and family rooms. Big covered patio. Mature landscaping. Fire pit on trex deck. Storage building. HUD Home sold by electronic bid only.”

Today’s rant about the government’s deliberate manipulation of local home prices is partly meant to illustrate a point I made, and which was quoted on in Sunday’s Record Searchlight in David Benda’s Buzz column. “Skip Murphy, of The Address Realty in Redding, said the banks and government are setting the price bar.” Yep.  And this HUD listing illustrates the point. Here’s a home with really nice looking shop, on 1.89 acres. The house is a ’92 3/2 of about 1317 sqft.
Here’s a home you bought if you are a US taxpayer. Your Fannie Mae organization now wishes to be rid of it. Did we buy it full price and sell it for a loss? No matter. We’ll print more. Hey, what do you suppose happened to the woodstove and light fixture and dishwasher and cookstove?

Yabba Dabba Doo! There are 2 homes listed for sale on this short street in Lake Redding Estates.
This one looks really nice. and as we say (over and over), location is everything in real estate value. This one has it. Not far to the fantastic Sacramento River Trail system, Caldwell Park, McConnell Arboretum, Turtle Bay Museum, and Turtle Bay School. It is surrounded by similar style and age homes that promise to rise in desirability faster than the general market as real estate values improve. And they are improving. The Bedrock short sale home listed nearby has 5 offers in on it last we checked, although it still shows Active in the MLS. Active is what the market has become.Representing the government in the sale of this home is foreclosure listing agent Al Nattichioni of Re/Max of Redding. He writes:

“Located in one of Redding’s most premier neighborhoods ** Lake Redding Estates **. Enjoy the Sacramento River Trail and Sundial Bridge just down the street! COOL INGROUND POOL! This 3/2 features Oak Cabinets in the kitchen, extra hobby/workshop room, master suite with slider leading to backyard, two car garage and RV access.”

The **double asterisk** probably implying premier-ness, whatever that is. But you can’t mistake the importance of the all-caps “COOL INGROUND POOL.” And we’ve been to either end of Bedrock Street, and can attest to the fact that the Sundial Bridge can be described as bit farther than just “down the street,” as in a solid 2 miles away. But we can forgive any possible descriptive excesses in view of our own bubbly enthusiasm for this nice looking home with such a terrific location, location, location. Care to see it?

Tahoe Style? 8 years ago, this home sold new for $135K. Now it’s even more of a bargain.
We wonder why the driveway doesn’t quite meet the curb. Ran out of cement? Ah well, an easy fix. Or live with it for 8 years, apparently.

“Near Lake Shasta” is a relative term. Since South Lake Tahoe is just south of Lake Tahoe, and Shasta Lake City is just south of Lake Shasta, perhaps we can call it Tahoe Style too. Old timers can remember when Tahoe was affordable. Will you become that old timer who remembers when you could own a home in Shasta Lake City for less than rent?

This country home is just off Deschutes, and features a lot of room for the money.
It’s been listed several times for around $400K. We last showed it as a failed short sale. Our impression is that it was used as a senior care facility, or some similar application. A prior listing says the big garage/shop measures about 1728 sqft. It’s fenced, and has an orchard. Looks good for horses. Definitely worth a look for the money if this fits your needs.
