Can you wave at the neighbors from this bathtub? It would appear so. That would be friendly. This is a great neighborhood, overlooking Caldwell Park and the Sacramento River beyond. The Lake Redding Golf Course is just down the hill. This particular house is a striking landmark of the street, and not just for the tub. A big Country Style home, with an attractive wrap around porch perfect for sitting outside with your neighbors on those warm Redding evenings, discussing how your bath went today. We recall it most recently listed as a failed short sale, listed for $250K.
We pause for a instructive moment to discuss short sale prices. A most common public misconception is that list prices on short sales are set by the bank. Usually, they are set by the listing agent, and the list price is but a suggestion. Here we see an example where the suggestion was a tad bit lower than the bank’s idea of the home’s worth. In this case the tad bit was a mere $161,400 difference of opinion. No short sale for you.
This is unfortunately common. In a perfect world, banks would realize that a home is going to foreclosure, bite the bullet, and tell the world what they really WOULD take as a short sale price. In our imperfect world however, low short sale list prices are often wishful thinking alone. Just so you know. Don’t blame us when you find out you can’t really buy that super cheap short sale listing. Short sale list prices sometimes look to us like they came from a world where pastel ponies prance, and unicorns sing happy melodies in the rainbow sunshine.
But we digress.
There are several more images of this Country Style home in Riverpark Highlands, but in truth it’s often impossible to do photographic justice to a home on a rainy day. The images from the mythical short sale look pretty good in contrast, and we could probably send those to you if you like. Better, just let us show it to you in person. “Beautiful custom home with lovely woodwork throughout, wrap around deck, detached 3 car garage. Home has just been painted on the outside, with new decking in place and new roof. This is an REO listing and is part of the FM First Look Initative, which will expire on February 5, 2012.”
Which is to say take the initiative to First Look, then buy. But only if you plan on living in it. If you are an investor, you can only First Look until early February. Look but don’t touch, the government proclaims. We can help you look.
