According to the mortgage calculator to the right, your principle and interest payments on a 30 year loan at 4% with 3.5% down would be about $530 per month. Not including taxes and insurance. Still thought provoking, and very affordable when compared to rent. Representing the bank seller, which appears to be the giant Bank of America, is foreclosure listing agent Dana Peterson of Sheldon Largent Realty. She writes:

“What a great opportunity on this 4/2 home! So much potential with a little bit of work. Good sized back yard with a nice patio & shed. Some updating has been done with newer range & microwave. Bathrooms have newer vanities.”

Only 118 foreclosure homes for sale today in the Shasta MLS. That’s a lower number than we’ve seen in recent memory. Are we approaching the bottom of the foreclosure wave? Judging from the number of foreclosures we see posted in the legal notices of the newspaper, it seems hardly so. The real market bottom will be visible only when it is too late to take advantage of it. Whether you buy at the absolute bottom will make little difference over the long term, as long as you buy when the terms are good, and the price is less than you could replace it. We predict that nobody will be building new 4/2 homes in Redding and selling them for $115,000 anytime soon. Maybe ever. Want to see inside?
