We recall the seller back then kept a stack of utility bills on the counter to show potential buyers the economic advantages of his extra added insulation and other energy saving measures that resulted in very inexpensive utilities for this good sized ranch home. It’s true that those unseen features add value, but they can be hard to demonstrate to buyers sometimes.

We recall that fact only because we had a competing buyer who lost out on it at the time. Probably lucky for our buyer ultimately, as here we see it now post foreclosure. Bullet dodged. Now the housing market’s out of bullets, and this interesting home is ready for a new buyer at a lower price.
