Here’s a Freddie Mac 1220 sqft 3/2. Under $100 per sqft for a fixed up home in Shasta Lake City, one of our favorite small towns. There are a few more images of this Freddie Mac foreclosure home near Lake Shasta at the link. Representing the interests of the government side of this sale is foreclosure listing agent Kevin Burns of Coldwell Banker. He writes:

No mention is made that the home is in a Special Flood zone. There’s a creek that runs right next to it on the east side. That will create some additional insurance costs to be factored in. That creek runs through a lot of Shasta Lake City. Also, this short section of Chico Street is a dirt road, and the neighboring home is a trailer, so there’s that. Still, your government decided to fix it and flip it with new paint, roof, floors etc. So you’ll have to do the math on that idea. We can help you figure it out.
